local business idea & renting lead gen sites

Hi guys, I was going to add this to an existing discussion but the thread went off topic a fair bit. Anyone have any feedback experience with the following:

1. Buy domain name like newyorkbusiness.com

2. Install wordpress and make the site look like a business directory for the best businesses in the area. For example: most recommended plumber, accountant, dentist etc etc...

3. Install wordpress to a subdomain of newyorkbusiness.com for each type of business. For example: newyorkbusiness.com/newyorkplumber

4. Create content on the subdomain with the idea of ranking the subdomain on page 1 of google and generating leads naturally for the keyword.

5. When the subdomain ranks on page one, offer it to all of the businesses of that type in the area via email with a universal video offering the page for rent to the first business that comes back to you.

I think you could easily setup 10 different business sub domains over a few days. They should rank nicely within 2-4 weeks as the local competition will be low.

Charge $75-£125 dollars minimum cpm per sub domain. You keep ownership of the main domain so if someone stops paying you can just offer it to a competitor.

Thoughts/Advice?

    Im thinking it would be better to subdomain it this way:
    newyorkplumber.newyorkbusiness.com or with its own domain altogether as far as fast and stable ranking is concern.

    I see this more and more as a business because small businesses just do not want to take the time to build an online presence. I am sort of doing this with real estate in my area but have not worked out the business model 100% yet. I may simply sell agents the analytics data I am collecting from local real estate in general. We'll see. Ranking really fast as most agents have no idea how to IM.

      YES! Yes, I completely agree. That would be the way to do it. Instead of different root domains for each area, this is the smart way of doing things. You will be able to make some pretty easy money like that. Especially with google places for those listed high without a website. So many different angles with this, go for it!

    It would be easier to do it on separate domains as I can sell the site very easily if the right price is offered, and like you say it is more stable and of higher value to the customer I'm sure.

    It is a great method. Personally I just do a new domain per city. It really depends on who you are targeting as well. But I have created a 1 page wp site and already configured it perfectly. Now all I need to do is use my clone script, drag and drop the copy on the new domain I buy, change the email contact form and phone number. And its ready to rent!

    Total time invested = about 10 minutes each new site.

    What I charge: Between $200-$400 per month.

    What it includes:
    1 Page WP Landing Page
    Classified Ad Marketing
    Social Media Marketing
    1min HD Video
    Video Marketing
    Virtual Number with Click to Call

    It does take me a little longer to obviously set up the above. Maybe around 30-45 minutes since I already have the outlines and checklists laid out.

    Business owners are eating these up which is great and I love the monthly payments rolling into my paypal account!

      Are you trying to rank your 1-page WP sites at all? Any SEO?
      I work on a similar project for some industries, but all "marketing" options are only add-ons.

      BTW what do you mean by class-ad marketing? are you just placing ads on class sites?
      The same with social or video. Do you actually try to rank them or just use video directories/sharing sites or fanpages for social?

        Its funny because when I choose the right search phrase (keywords) I usually have that 1 WP page ranked on the first page of Google in about 24-48 hours. With the classified ad marketing I am using clickable image ads I create and rank the sites. With social and video I also rank all of those as well. Its pretty awesome how damn easy it is to use this method.

      I just bought your google love WSO a week ago and am working on doing SEO for my boddys local auto repair shop.

      What I cant get over is your low pricing for this service. Every other SEO service I have found that "specializes" in small business marketing usually only talks about getting 1 site on the front page of google usually to the tune of 400-500/month. Not many sites like you do

        You can charge anything you like and I have charged more.

        I have alot of clients that pay me between $200-$400 a month and it just really depends on the industry you target.

        The reason I only charged $197 month for my realtors is because I already had a rinse and repeat formula and it didnt take me long to set up each one. So I was making a profit no matter what I charged and it was on auto-pilot.

        Plus I did have to go out and sell those clients since I was getting so many referrals and doing live workshops as well.

    OK great stuff. I have never applied seo to a sub domain... does it effect ranking etc at all?

    OK for everyones benefit shall we list some throw away products that can be offered to the client to boost the monthly fee?

    heres a few:
    1. Facebook fanpage setup (as long as they know how to, and use Fb privately already)
    2. "x" amount of tweaks to the site cpm
    3. Additional pages on the site.

      Regarding the subdomains, I am not 100% sure about SEO but i know it has been a bit of a problem in getting some of my adwords stuff approved (even tho some of my clients have no prob with it). It is only $3 for a piece of internet property and well worth the value to a customer if u want to sell it. Think monopoly. Buy everything you land on, add 4 houses and then a hotel.

      Just a note, I do notice the YP commercials on now trying to take a piece out of the local business market.

    Wouldn't this be difficult to sell now with the prominence of Google Places? As in how can you rent a website that is ranking #1 on page 1 when there are 7 Google Places listings above them? Is there even much value in it anymore?

    This was a service I was thinking of selling but not sure whether it would work anymore. Would love to hear from Warriors who are still successfully doing this.

      Yes and no... Some sites I have done, are listed above the local listings. What you see as a problem, is a way to make more money. Include google places optimization with what you offer!

    This can be successful if you target specific professions and actually get a really high ranking. Problem is, most of the high dollar professions have local listings, and the websites have a legit amount of links that cannot be overcome without a lot of link juice...then there's the problem of jumping local results...ask me how I know this

    Also, although it seems like a brilliant idea, selling this to local businesses is a ****load harder than you would think. Better get used to cold calling and being pretty damn good at it because an email just isn't going to get any attention.

    It's one of those ideas that sounds great on paper but in reality is difficult to pull off.

    I agree ryanjm, giving buckets of value is going to be the trick I think.

    £100 pcm and as a bonus offer includes google places optimisation plus either a Facebook fanpage setup or a marketing video. Also included could be marketing support and unlimited updates to their site content. Maybe more.. just a few ideas

    I'm trying to do something with my suburb, probably will go about it completely wrong. But, there are many businesses here that don't have a site, haven't claimed their google page, don't have a fan page - - yet, they participate in Groupon, and those coupon mailers.

    So, I'm going to try to build a local directory as a way to show the marketing skills I'm soaking up and my brand-new WP skills. I'm trying to determine the best way to lay this thing out; i.e., name a bunch of business categories and each has it's own page with listings, or name businesses with each getting their own page, or just break it down to retail and service as the main categories, etc.

    I'm thinking of getting a local facebook fan page to go with this too.

    Then, I'll find a way to feature some local businesses on my site that I already do business with myself (showing different skills along the way hopefully as well) so that I eventually will be getting paid to provide services here and in the metro area. The site could be a win-win allowing me to learn and serve as a portfolio, while helping local businesses at the same time.

      Transcipts, you are over thinking this. If you put that much work into it, you are not going to get any return on that time and it will be too hard to maintain. Your customers are also going to want it maintained. Simplify your process.

    If you go the generic domain route, you're better off using separate domains entirely. If you want everything under one roof and using subdomains, using a nice short brandable (preferably nicely aged for SEO sake) and trying to build an overall directory would be better. I also agree that category.domain.com is better than domain.com/category.

    Yes I have purchased my domain name and installed wp. I have gone for a universal domain name that uses the area name and will cover 4/5 big towns and cities. I want to put 10 business pages up as sub domains and try and rand 6/7 out of the 10 on pg1 at least. Then rent the sites for $150 min pcm

    They have unrealistic expectations to rank No.1 on Google for all their favourite keywords overnight. To get them to keep paying you while the changes that you made for them kick in, is sometimes challenging to say it mildly.

        I made the mistake of sharing one of my sites that I just set up and was ranking all over the place in less than 48 hours. I mean I had it showing up like 7-11 spots on the first page of Google for many search phrases!

        But even after asking them to now call or email the number provided on the page, many still did? I still get emails from people asking how is it doing etc and calls from people just wanting to hear the voicemail etc. So I cant share the sites I have created. But if I decide to release a "how to" WSO for this model, I might either set one up for someone elses client as an example, or just create a fictitious site which seems like a waste though. Kinda like building a house than someone will never live in.

            I usually add a video on the front page and just about 2-3 paragraphs with bullets on the home page. I also add a few testimonials when they give them to me and a click to call feature. Other than that, the example I gave is what my site pretty much looks like.

            You could do a download pdf or ebook for added value if you like. I personally leave that up to the client but would charge more to add it.

            The main reason my site ranks well is because its a wordpress blog and I choose my search phrases wisely (keywords). I dont target high competitive ones that trigger the Google Places all over the page like Denver Painter. I would target something like Denver Discount House Painting which I could probably get the site to rank in 48 hours or less with only 2 minutes of work.

                Thats the problem with most IM'ers that move over the offline marketing. You gotta get off the Google keyword tool crutch!

                As you are starting to see alot of Offline marketing Gurus are talking about of methods of finding keywords to target that Google doesnt show in there keyword tool. You gotta get in the mind of the buyer.

                Just as an example when you are looking for some advice on Youtube marketing. Do you type in the search bar "Youtube marketing"? or specific to what you are looking for? Like "How to rank youtube video #1 on Google"

                You will get better results doing the later.

    Great idea. I have been trying to figure out the best way to go about a business model for offline. I have bought a few products to help, but need to refine a process so to speak.

    ^Yeah no doubt long tail is much more commonly searched, it's just that every long tail phrase is so unique that to be ranked for one particular infrequently searched phrase has little value. If you're ranking at the top for like 10-15 of those phrases, that's a different matter.

    Maybe Denver is a big enough city that you can target small phrases like that and still get traffic...tough to say. What I do know is that I've been #1 for "City + roofing" in a smaller city of like 75,000 people and gotten almost no traffic, so it seems unlikely that these smaller phrases can generate any significant amount of traffic on their own. Maybe I'm wrong, but I'd love to see a screenshot of someone's analytics showing just how often these long tail phrases actually get searched. I just don't think the traffic is there.

      I do target about 10-15 of these types of phrases and even in the small cities and high ticket sales clients like Realtors and Mortgage brokers I get them around 500-1000+ visits per month for just that 1 city.

      This is what I love about this business right now, that almost no one knows how to use Google searches for there local clients. I have almost zero competition! I only know 1 guy that is about 50 miles from me that is doing something similar and thats it.

        A little of both. Since I am using a combo of methods like social media, social bookmarking, video marketing, classified ad sites, etc, I can rank them for a heck of alot of terms pretty damn easy. People are really wasting alot of time with methods that worked for IM and trying to use them for offline marketing. But there is an easier way, actually I have been testing the same methods I am using with offline marketing for IM and it works pretty much the same! Its pretty awesome!

        I have wrote a few posts and threads on alot of the strategies I am talking about. As far as giving clients the traffic numbers, I dont do this anymore and my business has blown up! Why? because I show them real results and not a number spit out of Google Butt!

        You see... There is way more value for a potential client to see you do a local search and see that your client is in 7-11 first page spots! Way more value than showing them what Google says is being searched for and I can get you some traffic from that.

        Does that make sense?

        The clients are not interested in how much traffic a keyword gets. That is what we have been taught from our IM days. They just want results.

        Sorry I missed this question.

        I dont waste my time building more than 1 page for them. I dont write any articles. I dont follow the same old rules on spinning your content by 30-40% to make it original. I only spend about 1-2 hours setting each client up.

        Now that I have a system I can do it faster if its in the same niche. So for instance I already have a few House Painting sites up, I can set up a new one in each city in about 20-40 minutes usually. (Dont quote me on that since its a guesstimate). But its close to that.

          Been toying around with this also - actually just started with my first site. Seems like lots of the bigger cities are hard to get - like denverplumber. What size cities are most going after?
          I have found some goodies after doing some digging around. My first site I put up I outsourced a nice article - hit page 1 in a few days. Hoping to get it above the local results so I can market it to some "renters".
          BTW Dr Dan - Love the Fiji stuff. I was there in the early 70's on the way to NZ - what a place!

    Thanks for the insights Dr Dan (funny to call you that since that's what my dentist calls himself ). I will have to tweak some of my sites to try for these longer tail phrases. Our methods to rank IM sites work well for these 'offline' sites and we are able to overtake PR3-4 lawyer sites for major keywords, so long-tail should be easier.

      Its not the big cities are hard to go after, its that the keywords are too competitive and not specific enough. Local searchers do not search for services like that anyways. So let everyone else fight over those keywords.

      Congrats on getting your site on page 1 and Fiji is so amazing! Except the mosquito love my blood for some reason?

    I'm interested in the rent-a-site model for local vets. In my general vicinity, there are several who do not have websites -- but because they are listed in Google Places (without any effort on their part), their businesses are showing up on page 1 when someone searches for [City] vet. Their GP listings have their address and phone number, so prospects can easily find/contact them.

    Any advice on how to convince them that having a website is STILL a good idea?

      I would try to sell them on needing a website to help rank them for OTHER search terms. Plus professionalism, plus look at their competitor's sites. If you were comparing the two, which would you choose? kind of thing. I would also tout the ability to add things to a website that the places page can't have. Good luck.

      Hey Bonnie do you mean local veterinarians? or local war vets? jk...

      The big thing that I would show them is how many of the local search terms that people will use to find a local vet wont even trigger the map. Also with GP they only get 1 spot. If you set up a site and throw in some video, press release, classified ad, social media, and social bookmarking marketing. Now you have what i call Google Love! They will own the whole damn city for the searches! Not just 1 little spot in 1-2 search terms.

      Doing this you can pick up 1 vet per a city at $200-$400 per month and the only maintenance required will be around 40 minutes at most per month for all the clients combined!

      I should also mention the only costs involved for the tools I use is around $20 one time. This doesnt include hosting or domain names.

      But I do use a few new tools that speed up my duplicating process for 2-3 hours per site set up to about 20 minutes per site now.

      I also use a free wordpress theme now as well.

        I like the idea of dominating the first page as oppose to having one listing on Google Places. It got me thinking as I have a handyman site and pest control site just sitting outside of page one and I have done NOTHING to them. I have been trying to think of a way to monetize them and I think I have a solution.

          I like to rent out my sites before I actually create them so I never lose money or waste time. Its somehting I learned when investing in real estate. Most would buy what they thought was a good deal to flip. But they would spend all this time and money to buy, then fix, then have to find a buyer and pay that mortgage as they waited to get someone to buy.

          What I did was find people that wanted to invest on a good deal, got a deposit and found a property and bought it and then flipped it to them right away! I made between $100k to $500k on each one of those deals!

          Now if I can just figure out a way to flip a site for $500k.... lol..

          Just remember one thing, how can I duplicate this faster? and also how can I re-rent this out fast if someone cancels. Most dont ask these questions and spend too much time setting up the sites and then spending too much time switching renters over. But I set mine up so they can be switched in as little as a few minutes.

                Cool! make a video using something like Animoto with pics and you can upload it to youtube and get that ranking in 24 hours on the first pages as well. Also embed it on the site.

                With Animoto you can spin the video as much as you like and upload each one to own all the video spots on Googles pages. I have some clients that had as many as 4 spots on Google first page with just the videos all in 24-48 hours and not spending a dime on backlinking.

                    yep thats pretty much the secret! Just choose your keywords wisely and dont forget to start the description with the link so it shows without needing to click the drop down. I see so many people messing up on that.

                      I heard from a source that YouTube is filtering Animoto videos made with their free music (that's how they identify them) and not ranking them highly because they assume they contain slide show content rather than true video content. Have you experienced this?

                      Also, I am interested in you Animoto alternative but can't PM you. Can you PM me and let me know what the alternative is?

If war veterans show up on the site, maybe they will like the images so much that they'll adopt puppies and kittens and then become clients for my client!

              Nice and be sure to let us know what you do with it. To few people keep us up to date. I know I was guilty of this. I was very active in the forums for a few months while I was learning. Then I got so busy with clients that I didnt have time. But now I have set up everything on auto-pilot so I can make the time

                  I usually do it in person but sometimes on the phone if they are not local to me. I personally do not like using email for contacting clients.

                  That doesnt mean I dont use it, I still use email, but in my experience and after alot of really bad WSO's and offline marketing products claiming you will get success using email to contact prospects etc. I came to realize after around 1,000+ emails sent out I never got even 1 client out of it. This is using many different niches and spread out over a few months.

                  I do still use email as the first point of contact and then I call them in 1 day to follow up with them and mention that I sent an email and wondering if they had any questions etc. Its an ice breaker.

                  All my new clients are coming from referrals and speaking events now since I have positioned myself and the go to expert in the Real Estate industry. This can easily be duplicated in every niche. Heck you dont even have to do a speaking event. Just meet with them 1 on 1.

      Yes I had to make the rules as I went along. At first I was going to just offer 1 realtor per city. but I got asked to do many events in the same city and had to turn alot of people away because I already had a client there. But then I had decided to offer it this way:

      1 client that targeted Buyers
      1 client that targeted Sellers
      and then I got clients that targeted only specific neighborhoods.

      But I knew this might be a problem in the future by only offering 1 spot per city, so I always made sure to tell them that I only had 2-3 spots per city depending on the city and searches available.

      Because I would never tell someone they will be the only client in that city and then change it on them. I would need to wait until they cancelled before I changed the rules on them.

      But that is just for my monthly clients. I will still do consulting and create a blog site for realtors still.

      I dont want to offer the service nationwide unless I partner up with someone to handle the outsourcers and back-end portion. I love meeting the clients, doing live events, and creating products. So I dont want to take on too many clients by myself.

      My plan is to only speak and do consulting. I am working with the top 3 real estate agency in the US right now on doing workshops and events for all of there offices nationwide.

      what I would do is go local are first and you can find something taht works, then hit it big time go nationwide adn you are almost guarenteed profits. Smart way to do it in my book.

        I use Jason's wp twin. Its $97 but sometimes they have a special deal in the wso section for like $77 or something like that. It rocks!

    Hey Dr Dan I bought your WSO and it is really good. Here is what I have done.
    Set up 2 different lead capture sites with the phone numbers. Did the videos for youtube and put them on the sites and kept them simple lead capture sites.

    I did a little bit more SEO work than you usually do and have got the sites ranked with the # in the title all over the first 2 pages of google for a bunch of keywords.

    Some of the keywords my titles are like the only choice in google, so its pretty awesome.

    Here is the thing. I am going to do screenshots of all the rankings and the site itself and go to my print shop and have them make a professional looking packet to hand to the businesses I am targetting.

    Does anyone here have any advice of what to put in the sales copy for this type of packet? I mean the results pretty much speak for themselves, but I need some selling points.

    Any help guys?
