How do you do Keyword Research for local businesses...?

I'm just getting started with offline businesses and I have a hard time doing keyword research for local businesses. I guess these are a few questions blended into one (I'm confused)

The google keyword tool most times doesn't show the traffic for some local keywords, and most keyword tools are based on google's...

I heard about "action" keywords but still have a hard time applying it. For example, If I'm looking for "home inspector" keywords, the only kw i find are "city home inspector", "city home inspection", "city house inspector" and "city house inspection", so how do you search for an "action" kw in this case? Or, how do you do your local business kw research? I don't want to "guess" as it's not professional, and I don't want to target kw with only 2 searches a month...

Any help would be greatly appreciated.

    Doing kw research for a local business is problematic, because the numbers are often not large enough for Google to report. Something like "New York Doctor" probably would have a lot of searches, but "Macon Doctor" (small town in Georgia) probably won't. Still people are searching those local phrases. What I do is use Google instant. I'll go to Google.com and start typing in something like "Atlanta real estate attorney". Instant will give me a list of possibilities as I type. I use those possibilities to make a "tree" of keywords. I've been doing this for some time for various businesses, and this seems to work well.

    if you are targeting google then it is very simple to find targeted local keyword. You can search on local google search like. .uk / .fr / .sw etc. it will give you the targeted keywords range on search result. you can select your targeted keyword and search on country based google page. check which keyword is getting higher result and use them for your campaign.

    The best way is to see what the "city, trade" does. Specialties for lawyers and doctors, procedures, problems solved. Look at the client (and competitors) site and see what things they list (their services and products). While you might not get search volumes it is likely you'll get better placement in Google and if the landing page is relevant then conversions should be much better.

      It is really hard to get search numbers, but for getting keywords, I let the Google keyword tool and Market Samurai tell me what keywords to target. You just will not know for sure what kind of search volume to expect.

      So I was recently going after mortgage keywords for an offline client. Instead of searching for cityname mortgage... I just put mortgage into the tools listed above, and built a list based on overall searches. So my recent target for mortgage brought back:

      mortgage
      mortgage calc
      mortgage calculator
      calculator mortgage
      mortgage rates
      home mortgage
      mortgage bank
      mortgage rate
      mortgages
      mortgage loan
      mortgage refi
      mortgage refinance
      refinance mortgage
      mortgage interest
      reverse mortgage
      mortgage payments calculator
      mortgage payment calculators
      mortgage payment calculator
      payment calculator mortgage
      mortgage insurance
      mortgage company
      mortgage broker
      mortgage loans
      current mortgage rate
      current mortgage rates
      mortgage rates current
      first mortgage
      mortgage lenders

      I then put cityname in front of each term, and that was what I am trying to rank for. These terms are listed in order of number of searches based on the numbers combined between MS and GKT.

      Using this, I have had good results at the local level.

        I see your point, and it makes sense.... you base your keywords on global volume, assuming that the corresponding local keywords would be the ones used locally when people search. This is easy, thanks!

    I have been struggling with the same thing. Most of the local search keywords I find, have 0 searches on the google keyword tool.

    Also, don't forget to look at the plurals. "Real estate attorneys" might get more
    traffic than "real estate attorney."

    Don't forget about Google Insights too, it may give some great keywords as well.Some that you never thought before.
    You can even see if the keyword you're focusing on has downfalls so you can make another strategy focusing on the rising terms for an specific business.
    This will bring you even more business.

    Local keyword that I use usually just add local location. The number of searcher usually doesn't come out but I got several searcher on that keyword.

    Just the same as any other keyword research actually. Type in intitle:keyword or just the keyword in quotation marks and it'll work just fine.
