Method of proving ROI for SEO?

I'm in the works of starting a business offering SEO to local Realtors.
Still in the steep learning curve here... so a newbie question:

What are recommended methods of proving profitable ROI for SEO? Specifically for real estate agents. My initial ideas would be screen shots of site traffic statistics. Testimonials would be great I'm sure.

Also, if they're paying me on a monthly subscription basis, I feel it'll be good to deliver via email some sort of weekly report of activity--to assure them I'm actively promoting their site. Any suggestions--or better yet, examples--of such deliverables?

I'm thinking: a nicely designed PDF file with screen shots, graphical statistics, and detailed description of what I've done--along with an analysis concluding to some possible calculated statistics of new leads as a result to my SEOing. But again, still learning!!

    I do SEO for real estate companies. I don't do weekly reports as it's too much time involved. If they are close by and it's a big account we have a weekly meeting, otherwise monthly reports. In terms of ROI we never base it on traffic as it's meaningless. It's about increasing the number of leads generated so you need to apply conversion tactics too and not just ranking tactics.
